By accessing or using RoomSniff ("Service"), you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our Service.

2. Description of Service

RoomSniff is a rental property aggregation platform that collects and displays apartment properties from various public sources in New York City. We provide tools to search, filter, save properties, and receive notifications about new properties matching your criteria.

3. Subscription and Payments

RoomSniff offers a subscription service at $12 per month after a 7-day free trial. By subscribing, you agree to the following:

  • Your subscription will automatically renew each month unless cancelled
  • You may cancel your subscription at any time through your account settings
  • Refunds are not provided for partial billing periods
  • We reserve the right to change pricing with 30 days notice

4. User Responsibilities

As a user of our Service, you agree to:

  • Provide accurate information when creating an account
  • Maintain the security of your account credentials
  • Use the Service only for lawful purposes
  • Not attempt to scrape, copy, or redistribute our aggregated data
  • Not interfere with or disrupt the Service
  • Report any suspicious properties through our flagging system

5. Property Information Disclaimer

Important: RoomSniff aggregates property information from third-party sources including StreetEasy, Zillow, Zumper, Craigslist, and Apartments.com. We do not:

  • Verify the accuracy of property information
  • Guarantee the availability of any property
  • Endorse or recommend any particular property or landlord
  • Have any relationship with property owners or managers

Users should independently verify all property information before making any rental decisions. Our AI-powered risk assessment features are provided as a convenience but do not guarantee that a property is legitimate.

6. Intellectual Property

The RoomSniff name, logo, and all related marks are trademarks of RoomSniff. The Service, including its design, features, and content created by us, is protected by copyright and other intellectual property laws.

7. Limitation of Liability

To the maximum extent permitted by law, RoomSniff shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to:

  • Loss of profits or anticipated savings
  • Loss of data or business interruption
  • Damages arising from reliance on property information
  • Damages arising from transactions with third parties

Our total liability shall not exceed the amount you paid for the Service in the twelve (12) months preceding the claim.

8. Termination

We reserve the right to suspend or terminate your account at any time for violation of these Terms or for any other reason at our sole discretion. Upon termination, your right to use the Service will immediately cease.

9. Changes to Terms

We may modify these Terms at any time. We will notify users of material changes by email or through the Service. Continued use of the Service after changes constitutes acceptance of the modified Terms.

10. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of New York, without regard to its conflict of law provisions.
